The NexCore Group is comprised of a team of experienced professionals with over 20 years individual experience. Our development team's expertise includes all phases of real estate development, ownership, and management from feasibility analysis to planning, development, design, construction, leasing, and long-term management. 

NexCore's healthcare team has highly specialized knowledge of healthcare finance, hospital and physician strategic and business planning, and legal structuring and compliance issues associated with hospital/physician interactions.

Greg Venn
President & Chief Executive Officer
Greg Venn co-founded NexCore Group to grow a national platform for the development, ownership, and management of healthcare real estate. Greg is responsible for the vision, growth, and profitability of NexCore. He directs the company’s day-to-day strategies, identifies new business opportunities, and assists managing directors with structuring financial solutions tailored to each individual project. With over 20 years of experience in real estate development, Greg has developed and/or managed projects ranging from 30,000 to 300,000 square feet and from $10 million to $100 million. His credentials include a Bachelor of Environmental Design degree, MBA studies with a Real Estate Finance & Construction Management emphasis, and Colorado Real Estate Broker License.


Peter Kloepfer
Executive Managing Director
A co-founder of NexCore Group, Peter Kloepfer is pivotal to the company’s strategic planning. His leadership drives the structure of NexCore’s development and acquisitions projects, the evaluation and negotiation of capital and debt sources, and major project delivery. In his 23 years of real estate development financing and structuring, Peter has been responsible for over $2 billion of real estate transactions and has invested in more than $450 million of projects. He holds Juris Doctorate and Master of Law in Taxation (LL.M.) degrees and is a licensed CPA.


Bob Gross
Chief Financial Officer
As CFO and co-founder of NexCore, Bob Gross is responsible for leading the company's financial expansion plans. Bob has completed the structuring and closing over $2 billion of real estate disposition, $800 million of acquisitions, and $2 billion of real estate financing for healthcare and commercial projects. He supervises all NexCore project construction loans, mezzanine debt and equity, permanent loan financing, property acquisitions, property and asset reporting and accounting, and relationships with lending institutions. He is a licensed CPA and Colorado Real Estate Broker.



Development & Acquisitions

Jarrod Daddis
Senior Managing Director Development & Acquisitions 
In his role as lead development executive, Jarrod Daddis ensures the overall success and implementation of each project. He coordinates all phases of the development process including transaction structuring, strategy, design and construction team selection, leasing, and sales/marketing. Jarrod's resume includes over $1 billion of healthcare, commercial, and industrial developments, ranging in size from $100,000 to over $50 million. He holds an MBA and an MS in Real Estate and Construction Management.


Bill Maggard
Managing Director Development & Acquisitions
Based in Chicago, Bill Maggard directs NexCore’s efforts in the Midwest Region. His experience includes leading medical office feasibility studies for hospitals and health systems; initiating marketing and leasing campaigns for investor-owned, hospital-sponsored medical office developments; and raising and deploying capital for medical office building acquisitions and new development. Bill has also led the development of over 400,000 square feet and the management of over 900,000 square feet of medical office property. He holds a Juris Doctorate degree. 


Mervyn Alphonso
Managing Director Development 
Based in Maryland, Mervyn Alphonso specializes in real estate transactions, development, and advisory services for NexCore. His depth of experience in the real estate industry includes development, financial feasibility, site selection and evaluation, and asset management. He has valuable expertise in real estate development, transaction structuring, acquisitions/dispositions, investment analysis and due diligence for numerous leading healthcare systems. Mervyn holds an MBA and a BA in Architecture. 


Tim Oliver
Senior Vice President Healthcare Development
Tim Oliver evaluates and establishes new healthcare development projects for NexCore Group. He is responsible for identifying targeted market areas, products, and models in the healthcare sector. Tim specializes in facilitating partnerships between physicians and hospitals that lead to successful joint ventures.



Justin Pawlak
Associate Vice President Development
Justin Pawlak is involved in all aspects of the business development process for NexCore Group. His responsibilities include evaluating target markets, establishing new client relationships, and determining project feasibility. In addition to his business development efforts, Justin actively engages in leasing and marketing NexCore's new and existing development projects.




Design & Construction

Kim Prentice
Managing Director Development & Operations
Kim Prentice spearheads project construction and company-wide development of enhanced systems and procedures to guide the firm’s rapid growth. His background in all aspects of real estate development, acquisitions and dispositions and asset management, including design and construction, coupled with a strong client-service focus, enables him to manage project delivery to create successful project outcomes.  His work includes medical-related projects ranging from $100,000 to $210 million. He holds an MBA and a Master of Architecture degree and is a LEED Accredited Professional and licensed Colorado Architect.


Rick Schroeder
Senior Vice President Development & Construction
Rick Schroeder is responsible for project management, development of procedures to enhance client satisfaction, and improving the project delivery model for NexCore Group. Rick has nearly 30 years of healthcare real estate experience working for several leading healthcare development firms and with several national hospital systems. He has managed a wide variety of project delivery components including master planning, site acquisition, development, design, construction, and commissioning for healthcare, senior living, and commercial facilities. He is a licensed Colorado Architect and certified by National Council of Architectural Registration Boards.


John Lasell
Vice President Development & Construction
John Lasell is responsible for managing all aspects of project delivery, including budgets, schedules, process and quality for NexCore Group. He brings construction expertise to all project phases from design concept through construction completion. His nearly 20 years in the design and construction industry has given him experience in design management, construction operations, and business development. John is particularly adept with project financial controls and client relationship management. He holds MBA and Master of Architecture degrees

Ed Christen
Senior Vice President Finance
Ed Christen assists in analyzing and structuring all development and acquisition projects for NexCore Group, as well as the sourcing of debt and equity capital for these opportunities.  Ed's background includes real estate analysis, acquisitions, due diligence, finance and investment performance, structuring, financing and closing over $500 million of real estate projects.  Ed holds a Masters degree as well as the Chartered Financial Analyst and Certified Public Accountant designations.

Tom McCarty
Corporate Counsel
Tom McCarty coordinates and oversees the work with NexCore’s outside legal counsel and assists in the planning and structuring of business transactions. A seasoned transactional lawyer, Tom specializes in entity formation, business planning and structuring, mergers and acquisitions, and corporate, partnership and real estate taxation. He holds a Juris Doctorate degree and is a member of the Colorado Bar Association.  


Gaye Bass
Due Diligence Manager
Gaye Bass coordinates the due diligence process for construction and permanent debt, property acquisitions, new developments, and dispositions. She also administers leasing documentation and project files for new development and NexCore managed properties and assists in the coordination of entity and real estate-fund documentation. Since joining NexCore, Gaye has assisted in the closing of transactions consisting of more than 1.3 million square feet of commercial and medical office space valued at nearly $300 million. 
 
 

Asset & Property Management
 

Debbie Wedderburn
Vice President Asset & Property Management
Debbie Wedderburn is responsible for NexCore’s corporate accounting department as well as the accounting, reporting, and budgeting for over 60 separate real estate or development entities.  Debbies assists in the implementation of risk management policies and provides entity administration for all real estate entities, including over $10 million in annual operating budgets for each NexCore property. She is a licensed Colorado Real Estate Broker. 


Courtney Hanfland
Vice President Leasing & Asset Management
Courtney Hanfland specializes in leasing and asset management for NexCore Group. With her experience working on value-add medical office building portfolios across the United States, Courtney provides valuable expertise in physician and hospital lease negotiations, physician and hospital relationship management, investment analysis and reporting, property management, expense management, capital project management, and budget and market analysis. Her depth of knowledge in real estate and health systems enhance the value of each project and asset for NexCore and its clients. She holds an MBA degree.

Tony Maestas

Property Manager
Tony Maestas is responsible for the overall property management of NexCore’s national portfolio totaling approximately 1.3 million square feet of healthcare and commercial facilities, including multi-suited medical office buildings, ambulatory surgery centers, cancer treatment centers, and multi-storied office and mixed-use buildings. Tony manages vendor contracts, budgets, tenant coordination, local and national site visits, and special projects. He is also responsible for monitoring the maintenance and operations of all NexCore properties.


Rob Beaudo
Mechanical Operations Manager
Rob Beaudo manages the heating, ventilation, and air conditioning systems for NexCore managed properties, which include medical office buildings, ambulatory surgery centers, and cancer treatment centers. Rob is responsible for directing and monitoring each of the HVAC contractors to ensure proper maintenance of ventilation systems throughout the buildings, as well as comfortable and functional temperature controls. Rob has a background of over 17 years in the commercial HVAC field, including more than four years as a service manager and five years as an instructor for NCCER.


Steve Crain
Property Manager
Steve Crain provides on-site management for NexCore’s two medical office buildings located in Colorado Springs—Printers Park Medical Plaza and the Briargate Medical Campus—which total approximately 285,000 square feet. Steve is responsible for property management operations as well as tenant suite build-out and capital improvement projects.



Kristi Fisher
Assistant Property Manager
Kristi Fisher assists the Property Manager with on-site management of NexCore’s two medical office buildings in Colorado Springs. Kristi’s responsibilities include serving as liaison between building tenants and NexCore, coordinating maintenance work order activity, maintaining JCAHO requirement logs, and coding invoices for processing.


Sam Psimoulis

Property Manager
Sam Psimoulis provides on-site management for NexCore’s two medical office buildings located in the Chicago metro area—St. Alexius Medical Center Doctor’s Office Building III and Alexian Brothers Medical Center Eberle Medical Office Building—which total 187,300 square feet. Sam is responsible for property management operations as well as tenant suite build-out and capital improvement projects.
 
 

Leasing & Marketing

Julie Bulatović
Vice President Leasing/Development & Construction
Julie Bulatović brings a unique combination of leasing and design/construction management experience to her role at NexCore, providing physician tenants with a seamless continuum of coordination and support from prospecting to lease negotiation all the way through to suite buildout. Her responsibilities include tenant selection/qualification, procurement, proposal and lease negotiations, tenant relations, and design/construction management of tenant suites. Julie holds a Master of Science in Real Estate and Construction Management.


Michelle Gayeski
Vice President Leasing
Michelle Gayeski is responsible for marketing, promoting, and leasing projects for NexCore Group and its clients, including tenant selection/qualification, procurement, proposal and lease negotiations, and tenant relations. Michelle expertly and continually works to identify market changes, develop, implement and measure competitive marketing, leasing and sales strategies. Michelle is focused on leasing opportunities for Alexian Brothers Medical Center Eberle Medical Office Building, St. Alexius Medical Center DOB III, and Green Valley Ranch MOB, among others.  She is a licensed Colorado Real Estate Broker.


Amy Andresen
Vice President Leasing
Amy Andresen is integral to the marketing, promotion, and leasing of new and existing development projects for NexCore, including tenant selection/qualification, procurement, proposal and lease negotiations, and tenant relations. Her experience with sales and marketing of commercial real estate helps Amy identify changes in the marketing environment and develop competitive leasing strategies.  Amy is focused on leasing opportunities for Holy Family Hospital MOB and Rex Healthcare of Knightdale MOB, among others. She is a licensed Colorado Real Estate Broker. 


Kristen Kelley
Associate Leasing
Kristen Kelley is an integral part of the NexCore leasing team, assisting in all areas of the leasing process including marketing, research, prospecting, program development, and tenant relations/ coordination. Kristen's background in personnel management has made her highly effective at communicating with and supporting physician tenants through the various phases of the leasing process from initial contact through suite design and buildout. She is a licensed Colorado Real Estate Broker.


Tracy Hindman
Marketing Director 
Tracy Hindman manages the NexCore Group marketing department, providing direction for the corporate brand and preparation and writing of proposals, reports and presentations. She provides NexCore with marketing and graphic design expertise, as it applies to the design/construction and real estate development industries. Working closely with the CEO Greg Venn, Tracy manages the public relations and strategic positioning of NexCore in the marketplace.


Gretchen Oswald
Office/IT Manager & Graphic Support
Gretchen Oswald manages the NexCore Group office as it relates to the physical aspects of the space. She also maintains all of the electronic and equipment needs for the company and acts as liaison to the off-site IT department. As a member of the NexCore marketing team, she provides graphic support and assists with the production of reports, proposals, and presentations.  


 

Accounting & Administrative


Leslie Baker
Accounting Manager
Leslie Baker is responsible for the accounting and financial reporting for development projects and various NexCore managed properties. She manages the accounting process for projects currently being developed, which includes submitting and reconciling the construction loan pay applications/draws and working closely with the lender on a monthly basis for the duration of the construction phase of the project. Her duties also include the set up and maintenance of property accounting, preparation of monthly property financial reporting, and assisting with the coordination of year-end financial reporting and preparation of various annual property management budgets. Leslie also generates corporate payroll and assists with company benefits, as well as corporate financials. 


Shirl Gale
Senior Accountant
Shirl Gale is responsible for the accounting and financial reporting for development projects and NexCore managed properties. Her duties include the set up and maintenance of project accounting, preparation of monthly project reports, and coordination of year-end financial reporting. She also submits and reconciles construction loan pay applications and draws and assists with the preparation of annual property management budgets. 


Julie Wyatt
Accountant
Julie Wyatt is responsible for the accounting and financial reporting for NexCore managed properties. Her duties include the setup and maintenance of property accounting, preparation of monthly property financial reports, and coordination of quarterly and year-end financial reporting.



Jessica Wooton
Development Coordinator
Jessica Wooton’s primary role is to support the Managing Directors and the Design and Construction team at NexCore Group. Her duties include coordinating schedules and travel, expense reporting, document preparation, and providing market, demographic, and consultant research. Jessica also works closely with each department within the company to assist in record management and to facilitate communication and collaboration.


Klancy Nixon
Receptionist
Klancy Nixon is responsible for greeting clients and managing the phone lines at NexCore. Her other administrative duties include coordinating office events, tracking vacation and sick time, ordering supplies, distributing mail, and helping the NexCore staff with special assignments and project deadlines. Klancy’s attention to detail and her strong client interaction skills help to ensure that the NexCore office runs smoothly.
