Jarrod Daddis

Managing Director Development & Acquisitions

Jarrod Daddis

Jarrod Daddis is the overall leader for NexCore Group's development projects. In his role of development executive, he leads his team in coordinating all phases of the development process, and assures the overall success and implementation of each project.

Twelve years in real estate development have given Jarrod experience as a development manager, owner, operations officer, consultant and leasing advisor. Accordingly, he is skilled in all aspects of leading, financing, building and managing construction projects and real estate development. Jarrod's projects have ranged in size from $100,000 to over $50 million. He has been involved in over $600 million of healthcare, commercial, and industrial developments in his career.

Jarrod followed on a Bachelor of Arts and Human Communication degree from the University of Northern Colorado with two masters degrees, earning a Master of Business Administration and a Master of Science in Real Estate and Construction Management from the University of Denver.

Tim Schlichting

Managing Director Development

Tim Schlichting is a key project leader for NexCore’s development and acquisition projects. In this role he leads teams in coordinating all phases of the development and acquisition process, including assessing prospect viability, creating the deal structure, negotiating with clients and consultants, and ensuring overall project success.

With more than seven years of real estate experience, Tim’s expertise includes all aspects of finance, acquisitions, and development, including financial analysis and modeling, market research, strategic planning, project sourcing, due diligence, and transaction negotiations. Prior to joining NexCore Group, Tim acted as Regional Acquisitions Officer for a large real estate investment, development, and management firm with more than $2.5 billion under management. His projects included sourcing, evaluating, financing, and closing commercial real estate opportunities totaling over $60 million of gross asset value in one year.

After earning a Bachelor of Science degree in Civil Engineering from the University of Illinois and a Master of Science in Environmental Engineering from UC Berkeley, Tim worked in environmental consulting for five years before going on to earn a Master of Business Administration from Stanford University Graduate School of Business.

Dan Colhoun

Managing Director Development & Acquisitions

Dan Colhoun is responsible for sourcing, negotiating, and structuring development and acquisition opportunities for NexCore’s healthcare sector. Based in Baltimore, Maryland, Dan is part of the team that directs NexCore’s efforts in the Northeast and Mid-Atlantic Regions from a regional office that is part of the company’s strategic expansion to provide greater support for our national clients.

With over 20 years of experience, Dan has worked extensively with development, ownership, financing and acquisitions of real estate in several roles including real estate developer, acquisitions director, and real estate investment banker. Prior to joining NexCore, Dan successfully managed the acquisitions and developments for Medical Office Properties, Inc., a privately held real estate investment trust where he originated, valued and negotiated direct equity investments in the United States. In less than three years, Dan was involved with the acquisition of $160 million of multi-tenanted healthcare facilities across the country and $30 million in development projects. Based in Baltimore, Maryland, he has developed and acquired over $500 million worth of real estate in the Mid-Atlantic region. Dan also gained valuable experience as an investment banker with Legg Mason, Inc., structuring and placing private equity for public and privately held real estate companies.

Dan holds a Bachelor of Science from the University of Colorado and a Master of Business Administration in Finance from Johns Hopkins University.

Henry "Hans" Wittich IV

Managing Director Development & Acquisitions

Hans Wittich is responsible for sourcing, negotiating, and structuring development and acquisition opportunities for NexCore’s healthcare sector. Based in Baltimore, Maryland, he is part of the team that directs NexCore’s efforts in the Northeast and Mid-Atlantic Regions from a regional office that is part of the company’s strategic expansion to provide greater support for our national clients.

Hans has 20 years of broad experience in commercial real estate where he has developed expertise in all facets of acquisitions, development, leasing, financing, sourcing, analysis, underwriting and dispositions on closed transactions totaling over $1.4 billion. From 2001 until he joined NexCore Group, he was a Senior Vice President of Medical Office Properties, Inc., a privately held healthcare facilities REIT. In this position he was responsible for asset-level acquisitions and finance on a national scale, handling acquisitions, finance and dispositions transactions. Prior to that, Hans spent 10 years in the Mortgage Banking business with Finova Realty Capital as a direct lender and with Wachovia/Maher Partners where he gained experience working with institutional lenders.

Hans holds a Bachelor’s Degree in Economics from Washington College and a Master’s of Business Administration in Finance from Loyola College. He has also completed coursework toward the MAI designation at the Appraisal Institute.

 

Mervyn Alphonso

Managing Director Development

Mervyn Alphonso specializes in real estate transactions, development, and advisory services. His depth of experience in the real estate industry includes development, financial feasibility, site selection and evaluation, and asset management.

With 15 years of experience, he has expertise in real estate development, transaction structuring, acquisitions/dispositions, investment analysis and due diligence for numerous leading healthcare systems.

Prior to joining NexCore Group, he served in a variety of positions including consulting and project management for some of the largest real estate firms nationally and internationally, including Hammes Company, E&Y Kenneth Leventhal, and Jones Lang LaSalle.

Mervyn has been a member of several industry associations, including BOMA’s National Medical Buildings Leadership Committee. He has been a featured speaker at national seminars related to the development and financing of medical office buildings and other healthcare facilities. He is also a member of the National Association of Industrial and Office Properties (NAIOP) and other industry associations.

Mervyn earned his Bachelor of Architecture from Virginia Polytechnic Institute and State University and his Master of Business Administration from The University of Michigan’s Ross School of Business

Tim Oliver

Senior Vice President Healthcare Development

Tim Oliver

Tim Oliver evaluates and establishes new healthcare development projects for NexCore Group, identifying projects particularly aligned with the philosophy that has made NexCore a successful and unique asset to the healthcare industry. He is responsible for identifying targeted market areas, products and models in the healthcare sector and recommending strategies for generating revenue.

A 28-year veteran of the healthcare industry, Tim specializes in true partnerships with the physicians, hospitals, and hospital systems. Tim is instrumental to maintaining NexCore's rewarding, ongoing relationships with these client groups.

Prior to joining NexCore Group in 2002, Tim helped found and direct two companies. He was a founding member of Integrated Medical Campus, Inc., a healthcare consulting company. Additionally, Tim was an owner of Western Skies, Inc., a Denver-based commercial real estate firm where he worked with others to develop and manage over 1.5 million square feet of medial office space.

Tim has a Bachelor of Science in Political Science from California State College.

Bryan Barnes

Vice President Mixed-use Development

Bryan Barnes supports the development of mixed-use/residential projects for NexCore. His strong background in mixed-use and residential product types has been integral in bringing a mixed-use component to NexCore's strong background in commercial development. He provides support in all aspects of project development, including site selection, financial analysis, entitlement, product design, hiring of consultants, managing job costs and oversight of financing, construction and marketing processes.

Before moving to Colorado in 1983, Bryan had several years of property management experience. While living in the Aspen Valley, he worked in resort property management, real estate sales, and as a real estate brokerage/owner. Since 1995 he has focused on real estate development, including over $200 million of residential and mixed-use real estate development planning. Primary products include single family, townhomes, condominiums, and urban mixed-use in-fill projects.

Bryan has a Bachelor of Science in Marketing and Business Administration from Ohio State University. Later Bryan earned his Masters of Enjoyment in Aspen before moving to the real world in Denver.

Kim Prentice

Managing Director Development & Operations

Kim Prentice heads NexCore’s design and construction group, in addition to spearheading company-wide development of enhanced systems and procedures to guide the firm’s rapid growth. His background in all aspects of real estate development, acquisitions and dispositions and asset management, including design and construction, coupled with a strong client-service focus enables him to manage project delivery to create successful project outcomes.

In his more than 25 years of management-level experience, Kim has worked in a broad range of capacities with leading commercial real estate firms, including Bedford Property Investors Inc., Hammes Co., BetaWest Inc., and BCE Development Properties Inc. Throughout his career he has managed the full development process including site acquisition and leasing, programming and design through construction administration and tenant improvements on projects ranging from $100,000 to $210 million. Prior to joining NexCore, he was Director of Real Estate for the Fitzsimons Redevelopment Authority (FRA), where he was responsible for managing the FRA’s development activities on the largest medical-related redevelopment project in the United States, a $4.5 billion, 15 million square-foot complex of lifescience facilities.

Kim earned a Bachelor of Science in Architectural Studies and a Master of Architecture from the University of Illinois, Urbana-Champaign and an MBA from the University of Colorado. He is a licensed architect in the State of Colorado and a member of the National Association of Industrial and Office Properties (NAIOP) and the University of Colorado Real Estate Council.

 

Rick Schroeder

Senior Vice President Development & Operations

Rick Schroeder is responsible for project management, implementation of procedures to enhance client satisfaction, and for improving the project delivery model for NexCore Group. His project responsibilities include procurement of design and construction services, aligning project program and design criteria with client requirements, and establishing and managing the development budget and schedule.  Prior to joining NexCore Group, Rick held a senior position with a leading national healthcare developer.

For nearly 30 years Rick has worked in design and construction with emphasis in healthcare real estate, gaining invaluable experience in master planning, site acquisition, pre-construction and construction phase services, and physician office design and construction for a wide range of product types, including healthcare, senior living, and commercial facilities. During the preceding 10 years, he worked exclusively with national not-for-profit and private healthcare providers.

Rick earned a Bachelor of Architecture from Kansas State University, and he is a licensed architect in the State of Colorado. He is also certified by the National Council of Architectural Registration Boards.

John Lasell

Vice President Development & Construction

John is responsible for managing all aspects of project delivery, including budgets, schedules, process and quality. A seasoned design and construction executive, John brings expertise to NexCore’s healthcare and mixed-use sectors and to all project phases from design concept through construction completion.

His 16 years in the design and construction industry has given John experience in design management, construction operations, and business development. John is particularly adept with project financial controls and client relationship management. Prior to joining NexCore Group, John worked for four large national construction management firms where his experience included leading projects as large as $80 million. His recent projects include managing the construction of a $42 million redevelopment of an urban office facility into a luxury mixed-use building and leading projects on several suburban healthcare campuses across the Denver metro area.

After completing his Bachelor of Arts in Architectural Studies at Hobart College in Geneva, N.Y., John earned two masters degrees, an M.B.A. and a Master of Architecture, from the University of Illinois at Urbana/Champaign.

Julie Bulatović

Vice President Development & Construction

Julie Boulette

Julie manages the design and construction process for new development projects, from ground break to tenant move-in. Under her supervision, the costs, schedules and fees determined for each project are met.

As the primary owner's representative for the developer, Julie facilitates effective communication and coordination among the development, design, and construction teams. She ensures the success of NexCore Group's projects.

Julie has over 13 years in design/construction management. She has extensive experience in project management, construction management, development management and tenant coordination. And, for three years, Julie's main emphasis has been in the healthcare arena, overseeing medical office and surgery center projects in Phoenix, Chicago and along the front range of Colorado.

After earning a Bachelor of Arts degree in International Relations from Connecticut College in New London, CT, Julie earned a Master of Science in Real Estate and Construction Management at the University of Denver.

Jim Stach

Vice President Development & Construction

Jim Stach

Jim Stach has over 35 years of experience in design/construction management as an architectural draftsman, architectural field representative, general trades estimator, and project manager. He has over 11 years of experience as project manager and estimator with The Neenan Company. Jim has managed projects ranging from $1 million to $60 million, including the Fort Campbell VA Hospital, the University of Chicago Bed Tower and Burn Center, and COBE Sterilization Services. Most recently Jim has provided project construction cost analysis for St. Alexis Medical Center and Alexian Brothers Medical Center.

With NexCore Group, Jim handles development management and construction management as it relates to negotiations with general contractors, architects and other third party vendors. He reviews and makes recommendations on contract language, and he reviews pre-construction estimates, schedules, project budgets and outline specifications.

Jim attended the School of Architecture at Trinidad State Jr. College.

Ted Maestas

Vice President Development & Construction

Ted Maestas

As an owner's representative, Ted Maestas assists owners and tenants in pre-leasing, pricing, engineering coordination, and tenant build-out through the move-in state. He supports NexCore's strategic real estate goals by ensuring that tenant requirements are met. He is dedicated to providing high-value, high-quality services to our clients.

With more than 18 years of experience in the real estate industry, Ted has performed project management and design work for large-scale corporate headquarters, call centers, data centers, and network operations centers for technology and financial services corporations across the U.S.

Ted's work has included management and coordination of contract design and engineering consultants, general contractors, IT professionals, and outside third party vendors.

From the University of Idaho, Ted received a Bachelors of Architecture & Interior Design degree.

 

Jessica Wooton

Development Coordinator

Jessica's primary role is to support the Managing Directors and the Design and Construction team at NexCore Group.  She coordinates schedules, travel, expense reporting, and document preparation as well as providing research on a broad range of topics.  Jessica works closely with each department within the company to assist in record management, market, demographic and consultant research and to facilitate communication and collaboration.

Jessica’s previous experience in the legal industry as a receptionist, records manager, administrative assistant and billing specialist provided her a diverse skill-set that makes her a highly valued member of the NexCore team.

Jessica received her Bachelor of Arts degree in Political Science from the University of Colorado, Boulder.
