Asset Management Services

  • Meet Our Clients' Goals Develop ownership strategies to meet investment goals.
  • Understand Market Conditions Assess market conditions and their impact on investments.
  • Prepare Value Projections Prepare annual property value projections and hold/sell recommendations, as well as disposition of ownership requests.
  • Manage Speculative Space Leasing Manage speculative space leasing (upon substantial completion and development team transition), including tenant space plan and build-out budget coordination, lease execution, and lease term compliance.
  • Monitor Property Business Plans Implement and monitor property business plans, including marketing strategies, pricing plans, operational goals, budgets and cash flow objectives.
  • Tenant Relationship Management Manage tenant relationships and provide positive, prompt, effective customer service.
  • Control Costs Develop and implement operating cost control procedures.
  • Accounting & Ownership Reports Develop, review, and approve property accounting and ownership reports, including asset summary reports, financial statements and variance explanations, leasing activity reports, rent roll, accounts receivable, fee schedules, capital expenditure schedule, bank reconciliation, and investor-reporting packages.
  • Contract Review & Management Negotiate and review third-party management contracts and monitor contract performance.
  • Budget Approval Approve operating and capital budgets.
  • Property Management Oversight Oversee property management and leasing companies.
  • Due Diligence Perform property due diligence for acquisitions.
  • Ensure Loan Compliance Work with existing lenders to ensure loan compliance and facilitate any reserve draws.
  • Communicate with Joint Venture Partners Communicate closely with joint venture partners regarding property financial and operational performance.
