Micro-Hospital

NexCore Group provides cost-effective and efficient micro-hospital solutions for four INTEGRIS emergency hospitals in less than 18 months.

INTEGRIS, Oklahoma’s largest nonprofit healthcare system, partnered with the nation’s largest micro-hospital operator, Emerus, in a joint venture to expand services throughout underserved markets in the Oklahoma City area. NexCore was engaged as the developer based on the ability to manage four fast-track projects simultaneously. 

Micro-hospitals are a cost-effective and efficient solution adapted for modern-day health care. These facilities are fully licensed hospitals, staffed 24/7 with board-certified ER physicians and inpatient beds. Micro-hospitals provide a more accessible access point and delivery solution, and they are able to serve a wide range of acute patient illnesses and injuries due to inpatient capability.

Site Selection

Each site was specifically selected based upon its proximity to INTEGRIS hospitals and healthcare facilities, the surrounding demographics, population base and retail presence. The sites meet the growing requirement of healthcare systems to meet patients where care is most convenient and accessible.

Four sites were identified:
  • Moore
  • Council Crossing
  • Del City
  • OKC West

Innovative Thinking

NexCore’s due diligence team uncovered a title/deed restriction issue that would have potentially prohibited the use of the property for a medical facility. NexCore continued to explore other avenues to influence the decision and was able, through existing relationships, to create a strategy that produced additional signage for the retailer to overcome the property use restriction. 

NexCore recognized that this property was positioned in exactly the right spot for the market for Emerus/INTEGRIS. Thus, while other developers may have urged the client to select another site, NexCore spared no effort to secure the property desired by Emerus/INTEGRIS.

Implementation

Completing four projects within a compressed timeframe was a daunting task, but to complete four different designs in three different jurisdictions was even more challenging. Within 60 days of lease execution, NexCore was able to close and begin construction, handling all entitlement work and financing to meet the client’s demand to deliver all four facilities in the first half of 2019. 

Results

Project success was quickly acknowledged via patients knocking on the doors to receive care prior to the facility openings, as the locations of the new projects provided the proper surrounding demographics, population base and consumer facing retail presence Emerus and INTEGRIS were trying to achieve in the market.
