Project Summary
Within a 25-acre, mixed-use center that includes hotel, retail, restaurant, residential, and office uses. The building’s design creates a strikingly modern aesthetic worthy of the prominent position the facility holds in the community. The two-story, 81,800 SF building features an elegant, full-height entry lobby and separate surgery center entrance.
Driven by a leading group of orthopedic surgeons, the Gateway project includes a 19,000 SF, seven-OR ambulatory surgery center that is owned, managed, and operated by the surgeons. The facility’s proximal location to area hospitals and the outpatient surgery center convinced several prominent orthopedic groups to locate their clinical practices at Gateway. These tenancies were complemented with key ancillary tenants, including physical therapy, imaging, orthotics, and prosthetics to create a premier orthopedic center of excellence in Phoenix.
The principals of NexCore Group provided development, financing, ownership, leasing, property management, and asset management services for the building.
